A guide to VCT flooring
In short
- VCT is a firm, low-cost commercial tile, usually 12 × 12 inches and 1/8 inch thick, glued to the slab.
- It suits corridors, classrooms, clinics and shops, and single tiles are easy to replace.
- It needs a floor finish (polish) and regular maintenance to stay bright.
What is VCT flooring?
VCT is made mostly of limestone filler bound with vinyl resin and colour pigments. The colour runs through the full thickness of the tile, so everyday wear does not show a different layer underneath.
Because it is firm and inexpensive per square foot, VCT is the default choice for many schools, hospitals, offices and retail back rooms.
VCT or luxury vinyl tile?
Luxury vinyl tile (LVT) and vinyl plank are softer, often waterproof, and printed to look like wood or stone. VCT is harder, cheaper per square foot and easier to patch, but needs more maintenance.
| Feature | VCT | LVT / vinyl plank |
|---|---|---|
| Look | Solid and speckled colours | Printed wood and stone looks |
| Maintenance | Polish, periodic strip and refinish | Clean; little or no polish |
| Repair | Single tiles replaced easily | Planks replaced, harder when glued |
| Best for | Corridors, classrooms, back-of-house | Offices, rentals, customer-facing areas |
Slab preparation
VCT is thin, so every flaw in the slab shows through it. Ridges, cracks and old adhesive telegraph as bumps and lines once the floor is polished.
The slab is cleaned, old adhesive and coatings are removed, and cracks and low spots are filled and smoothed before any tile goes down. Moisture in the slab can break down the adhesive, so testing comes first.
How is VCT installed?
- The slab is prepared and tested.
- Layout lines are snapped so borders and patterns land evenly.
- Adhesive is spread and allowed to reach the right tack.
- Tiles are set tight, with grain arrows or patterns as specified, and rolled.
- Base, transitions and edges are fitted.
- The floor is cleaned, then sealed and finished with polish.
Patterns and colours
VCT comes in a wide range of solid and speckled colours, so patterns cost little more than a single colour. Checkerboards, borders, accent squares and coloured lines for wayfinding in schools and hospitals are all common.
How do you maintain VCT floors?
VCT depends on its floor finish for shine and protection. A maintenance plan keeps it looking good and makes the floor last.
- Dust-mop or vacuum daily to remove grit.
- Damp-mop with a neutral cleaner.
- Burnish or buff as the finish requires.
- Strip and apply fresh finish periodically, depending on traffic.
- Use walk-off mats at entrances.
What affects the cost of VCT installation?
- Floor area and how many rooms and cuts there are.
- Slab preparation: adhesive removal, crack repair and levelling.
- Patterns, borders and number of colours.
- Base, transitions and stair treads.
- Initial sealing and floor finish.
- Working hours, phasing and access in occupied buildings.
What should you ask a VCT installer?
- How will the slab be tested and prepared?
- Is adhesive removal included?
- Is the initial floor finish included, and how many coats?
- Can the work be phased around the building's opening hours?
- Is the price itemised line by line?
